Reservation Conditions

All reservations are subject to accommodation availability and payment confirmation. 

To confirm the reservation, the guest must make the corresponding payment within the deadlines specified for each accommodation.

The amounts of reservation rates, security deposit, cleaning fee or others are those advertised at any time on the page of each accommodation.

The reservation will be subject to cancellation if payment cannot be completed, so it is important that the guest ensures their credit card is valid and has sufficient funds. If authorization of at least 50% of the reservation amount is not possible, the guest will be notified by email or SMS and will have 12 hours to try another payment method.

All prices include VAT at the legal rate in force.

Payment Methods

Reservations may be paid by American Express, Visa or MasterCard credit card. Bank transfer and MB Way may also be used as payment methods.

Guests are also subject to the specific rules available for each accommodation.

Pre Check-in

Upon completion of the reservation, the reservation holder will receive an email and/or SMS from the entity responsible for the accommodation with confirmation and important information about the stay and additional services.

Guests will be invited to complete an Accommodation Form, which is essential for preparing the stay.

The Accommodation Form will request, namely, arrival time, total number of guests — so that the correct amount of bed linen and towels can be provided — as well as mandatory information required by immigration authorities.

Guests must indicate the exact number of people on the Accommodation Form. The number of guests specified in the reservation may not exceed the number of guests present in the accommodation. If the number exceeds the limit, Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda–Gerês reserve the right to require guests to leave the accommodation without any compensation or refund.

Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda–Gerês cannot be held responsible for incorrect or incomplete completion of the Accommodation Form.

Any attempt to alter and/or violate the original information will invalidate the Accommodation Form and may result in reservation cancellation.

Cancellation Conditions

After reservation confirmation, the following fees apply in case of cancellation:

  • Free cancellation up to 14 days before check-in date.
  • 50% of the total reservation value will be charged for cancellations between 14 days (inclusive) and up to 2 days before check-in.
  • 100% of the total reservation value will be charged for cancellations 1 day before check-in or in case of no-show.

In case of overbooking, the guest expressly accepts that Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda–Gerês may relocate the reservation to accommodation of the same category, without additional costs and without any right to compensation.

Stay Conditions

The reservation holder must be at least 18 years old and must remain in the booked accommodation for the entire stay. Guests under 18 years of age may only be accommodated if accompanied by an adult who is the reservation holder.

The reservation holder must provide a valid address, telephone contact and email address.

No pets (of any breed, size or age) are allowed in Casa da Ana Boutique Guest House or Casa do Theatro Guest House. Both establishments reserve the right to require guests to leave the accommodation without any compensation or refund of paid amounts if any animal is found inside.

On the other hand, pets are allowed at Casas da Peneda – Gerês, subject to payment of a one-time pet fee (understood as the amount payable per pet for the entire stay, according to the rate in force for the period).

Smoking is not permitted inside the accommodations.

Under Article 45(1)(a) of the Convention Implementing the Schengen Agreement, accommodation of foreign citizens must be reported to the immigration authorities, meaning all those who do not have Portuguese nationality.

For this purpose, all guests of foreign nationality must provide all identification information by no later than the check-in date through the Accommodation Form.

Guests must notify Casa da Ana Boutique Guest House, Casa do Theatro Guest House or Casas da Peneda – Gerês of any damage to the accommodation, contents, equipment or accessories occurring during the stay, even if the guest considers that the damage is normal wear and not their fault. If the guest fails to notify, they may be held liable for such damage.

Additional Services

Casa da Ana Boutique Guest House and Casa do Theatro Guest House provide several additional services to guests, such as cleaning and laundry services, baby cots and massage services.

All additional services are provided upon request and are subject to availability confirmation.

Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda – Gerês are not responsible for any services provided by external suppliers.

Check-in and Check-out

At check-in, identification documents of the reservation holder, as well as of all foreign guests, will be requested for verification purposes.

Unless otherwise agreed, the following check-in times apply:

  • Casa da Ana Boutique Guest House: 2:00 pm to 9:00 pm
  • Casa do Theatro Guest House: 3:00 pm to 9:00 pm
  • Casas da Peneda – Gerês: from 4:00 pm (self check-in)

In case of late check-in — after 9:00 pm — an express check-in service may be available, and the guest must confirm this possibility in advance with Casa da Ana Boutique Guest House and Casa do Theatro Guest House. The express check-in service depends on full completion of the Accommodation Form by the guests.

Check-out is until 12:00 pm at Casa da Ana Boutique Guest House and Casa do Theatro Guest House, and until 11:00 am at Casas da Peneda – Gerês, and all guests must leave the accommodation by the scheduled time.

Unless otherwise indicated, such as outstanding payment for additional services during the stay, the guest may perform self check-out by turning off all lights, air conditioning, closing windows and doors upon departure.

If the guest refuses to leave, Casa da Ana Boutique Guest House, Casa do Theatro Guest House and/or Casas da Peneda – Gerês reserve the right to enter the accommodation, remove belongings, change locks and take other necessary measures. The guest will be responsible for all associated costs.

Any changes to arrival and departure dates or times must be confirmed by Casa da Ana Boutique Guest House, Casa do Theatro Guest House and/or Casas da Peneda – Gerês.

Casa da Ana Boutique Guest House and Casa do Theatro Guest House use smart locks, providing a unique access code to both the guest house and the room.

At Casas da Peneda – Gerês, guests receive a code to access the key safe, and must be careful not to lose the key or leave it inside the apartment.

Additional fees will be charged for lost keys, as follows:

  • Lost keys (price per key): €30
  • Emergency visit (between 9:00 am and 6:00 pm): €10
  • Emergency visit (between 6:00 pm and 9:00 am): €25

If a locksmith service is required, the guest will be responsible for the full amount charged by the service provider.

The service provider’s fee is based on complexity, materials, time spent and other variables.

Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda – Gerês are not responsible for any items left in the apartment after guest departure. Any items found may be returned upon request, and the guest is fully responsible for all return shipping costs.

Cleaning, Linen and Towels

The accommodation will be cleaned before guest arrival. The basic service of Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda – Gerês includes a set of towels for the number of guests on the reservation, bed linen and a welcome pack, which are not replenished during the stay.

Equipment, Furniture and Items

If any appliance does not work, or if guests are unsure how to use any equipment, they must contact the responsible host.

No alterations to the accommodation or its contents are allowed.

All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.

Maintenance and Special Requests

At Casa da Ana Boutique Guest House and Casa do Theatro Guest House, intermediate cleaning is provided for stays longer than one night. For long stays, bed linen may be changed every 3–4 days.

At Casas da Peneda – Gerês, additional cleaning services and products, including linen and towel changes, are available at an extra cost.

Guests must keep the accommodation as organized and clean as possible and must leave it, at check-out, in the best possible condition so that the next guest can be received.

Any problem within the accommodation (for example, electrical issues, malfunctioning equipment, water leaks) must be immediately reported by email or phone. Depending on the issue, resolution may take up to 72 hours, or more if dependent on third-party services.

While respecting guest privacy, Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda – Gerês reserve the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Extra beds and baby cots may be requested in advance, but are subject to availability at the time.

Noise, Illegal Activities, Safety

Under the law, nighttime quiet hours are from 10:00 pm to 8:00 am, and guests must respect silence during this period.

Guests must not disturb neighbors, namely when opening or closing accommodation or building doors.

Reservations for illegal or immoral activities are not accepted.

The guest whose name is on the reservation confirmation email is responsible for the behavior of the entire group and agrees to avoid any illegal activity.

Guests are not authorized to invade the owner’s privacy or publish anything that could allow third parties to identify the property address or owner identity.

Guests are primarily responsible for their own safety during their stay and must follow any instructions provided at check-in.

If a guest becomes aware of any situation that they believe poses a risk to health or safety, they must immediately inform Casa da Ana Boutique Guest House, Casa do Theatro Guest House and/or Casas da Peneda – Gerês.

Liability

The service of Casa da Ana Boutique Guest House, Casa do Theatro Guest House and Casas da Peneda – Gerês is legally limited to their accommodations and the relationship with guests during the stay.

They are not responsible for occurrences outside the accommodation, such as building maintenance, external noise, construction, neighbors or any matter not directly related to the accommodation itself.

Photos and descriptions are produced by the establishments. Minor changes may occur without compromising overall condition or amenities.

They will not compensate guests, refund fees or transfer guests to other accommodations based on appearance of surroundings or neighborhood. Guests are responsible for ensuring the area suits their preferences before booking.

They are not responsible for damages, theft, criminal behavior, personal injury, fire, service failures (gas, electricity, water, telephone or internet) beyond their control.

All thefts or crimes must be immediately reported to management and authorities.

They are not responsible for errors or omissions, false statements by third parties, disputes between guests and third parties, or external links.

If guests fail to comply with these terms or behave improperly, the establishments reserve the right to require them to leave without refund.

Legislation and Force Majeure

This agreement is between guests and the accommodation providers, duly authorized to rent the accommodation. It grants guests permission to occupy the accommodation for the agreed period and terms.

Guests are not tenants and do not hold exclusive possession.

If accommodation becomes unavailable due to circumstances beyond control (such as water or gas leaks), the provider will relocate guests to similar accommodation when possible.

If relocation is refused, the total amount paid (excluding used days) will be refunded, without further compensation.

The establishments are not responsible for theft of items left in the accommodation.

Amendments and Applicable Jurisdiction

The establishments reserve the right to update these terms and conditions at any time.

It is the responsibility of users to review updated terms before booking.

By using the services, guests accept all updates.

These terms are governed by Portuguese law, and Portuguese courts have exclusive jurisdiction.
